A large-scale housing development in the heart of Dr. Phillips, Sand Lake Sound includes over 180 new townhomes and single-family homes across 160 acres. CPC provided civil engineering services for site development, infrastructure, and permitting on one of the area’s last major infill opportunities.

Meritage Homes, a leading U.S. homebuilder purchased Lot A of Granada PD, along Turkey Lake Road that’s considered one of the last large housing infill opportunities in Dr. Phillips. Based southwest of the intersection of Sand Lake and Turkey Lake roads, with frontage on both Big Sand Lake and Little Sand Lake, the property includes roughly 160 gross acres, with about 85 acres of that developable timberland.
The new Meritage community, to be named Sand Lake Sound, has plans to include 106 townhomes and 77 single-family homes. Sand Lake Sound is located in the highly coveted Doctor Phillips area with top-rated schools, strong employment centers, and convenient freeway access. This highly affordable community is also expected to offer desirable on-site amenities, such as lake access, a resort-style pool, observation piers, a canoe launch, and recreational field. Local homebuyers enjoy lake access and docks, walkability to Restaurant Row and International Drive, which offer ample dining and shopping options, as well as close proximity to Disney World and other tourist attractions.
