The city engaged CPC under our continuing professional services contract for a review of Manor at Miramar’s proposed luxury apartments and town homes. The development consisted of an 8-story building that included 26,592 gross square feet of retail space and building amenities on the first floor and 393 residential units on floors 2 to 8. Our review evaluated the traffic circulation at ground level, considering proposed driveways and existing and proposed conditions within the area influenced by the development.

CPC’s Traffic Circulation Review for the Manor of Miramar Development included traffic circulation, a review of access criteria to enhance safety, the impact on surrounding areas due to traffic circulation, and the impact of parking access design. CPC met with City staff and presented the findings and comments in a written document. CPC supported the City during the review comments session and responded to the petitioner’s requests. CPC’s review focused on evaluating site access and internal traffic circulation at ground level, including proposed driveways and their interaction with existing and future conditions within the surrounding roadway network. This effort ensured the development of traffic components aligned with the City’s safety, mobility, and operational standards.
